What's up, guys? This is Shan. Today, we're going to check out Divo in Old Clang Road. We were here before. Let's go check it out.

>> Hey guys, we are back here in a project that we checked out like 2 years ago only. And the time it was halfway during construction already, but now so fast the construction seriously. And there was a few concerns back then. It's pretty obvious actually. Number one, we are right in front of one of the most busiest, craziest road in KL itself, Old Clang Road. As you can see, the Pearl Hotel is right in front along with the mall. You can see now it's about 11 to 12:00. Traffic is still so busy and this will lead to one main concern. Back then we were figuring out whether can the cars just come out from the junction right opposite right next to McDonald's that one right actually you cannot because there just not enough runway to actually let people turn in. So you will need to go in front to U-turn just to come back home if you come back from KL itself. That's the first concern. The second concern will be the noise that comes from the road itself. So what we can see from the road, you will have an internal road for the users to actually turn into the project without going through the main road. That's nice. You will have a creek path which is like a garden space before you reach the apron of the building. Then you will have the facility to push back the tower further in order to minimize the impact.

Okay. So, I think we can only determine when we get up to the unit itself. So, from the main road coming in, there will be two ways. One is to actually go out using this internal road here, right? Like you can see. So, the cars will actually just turn out and it will just connect to the road at the front. Okay. The other one is when you turn in, there will be a left turn and that will be the entrance of Evo.

Also back then in this location we didn't really see what's the heartscape like going to be but so far even the smallest things like this is all landscaped properly you have pebble wash for this structure here very nice easy for maintenance also. And if you just go across Old Clang Road there's a lot of developments for Macham Macham, so you will have factories hard to believe then you will have commercial lots you will have malls you will have Standalone buildings like this. So this is Restaurant Chong Hing and some nightclub. Then you will have furniture shop, a lot of standalone furniture shop. Millers is just right there.

In terms of corporate building then you will have a school right down there. And why this is so popular? In terms of address you're connected to several main ones for residential Clang Road which is connected to Tam Desa. You're connected to Puja Lama. You're connected to Puchong. You're connected to Boogie Jalil, you're connected to Tammanyal and etc. That's why this main road is one of their main connectivity to KLCD because all the way road you will hit Federal Highway on the back you will hit Pong. That's why it's so popular.

But throughout the drone shot also we notice there are still it's a bit difficult to say this but there's still a lot of land to be developed. Just when you thought that this is overpopulated, right? Not really. In terms of hardcape coming in after the premix road, you can see epoxy roads already. And you will have very decorated paver strips to give you that organic lines and feels to kind of break that monotonous road texture, right? And here you can see all the bubble lights. At night, it will look super awesome.

And when you go in, that will be the development already. Well, security is tight, too. So just got integrated about why I'm shooting. So that's always good, right?

And you can see this area here is very wide. Okay. Coming in from the entrance, you will have uh EV chargers here. In total, 369 units of them. So, that's great. And here you will have some visitor car parks on the ground floor because it’s very short in terms of land or I would say width. So, you can really feel the cross ventilation at the side like that. So, that's nice. Cement sceded floorings. But one comment from the entrance right, the pedestrian experience is not very pleasant actually. And this will be the ground floor lobby and there will be a ramp to go in. So, we are now in the facilities and I got to say I enjoy the cascading effect of the pathways. So, it gives you this weird corners, right? And to dress up their weird corners, they actually added on a structure to kind of highlight it. So, when they have an angle like this, suddenly it becomes tolerable. But this is one of the risks that owners got to know. This may look weird from the main road. You don’t really see it, but these are literal gold. Okay, so you can only imagine what’s going to happen here in the future. And those will be the very old factory lots. Then the standalone furniture shops and things like that. And the slope is pretty gentle. So for those in wheelchair, don’t have to be too worried. But this design here also save the amount of effort to provide stairs and ram at the same time. So they will take up a lot more area. And you just check out the look at this tree. Wow. And just like the ground floor level, you will have the organic lines that is try to break that scale. And now we are in the facility that way. So there will be some units actually on the ground floor. But you can see in terms of privacy, it’s pretty hard to access. So it’s good. And it’s also elevated. This is about 1 and a half meters. You just look into the depth of landscape, right? Wow. Then in between blocks, we will have the playground. Uh, we also have the rubber piles to prevent concussion. Then you have seating areas for the supervisors of the kids. And I like this dressing here just that I think the drain is a little bit too deep. This might be dangerous for kids that runs around, right? Because here you are a playground. So you have kids, right? What if they just hook and it and fall? Okay, so that’s one comment. But I like that they slanted it a little bit to give it that texture and consistency in language. So this exactly proved my point just now with the very gentle slope coming down from the leaf lobby to the facility deck. It creates this suspense in that welcoming feel right, slowly you discover the space, you slowly walk downwards at the same time I think that’s the main reason is you don’t have to provide a stairs like this and a ramp that cuts across at the side right so that takes up more build-up than that treatment just now. Anyway, this is why a lot of management don’t want you to hang your clothes at the balcony. And what do you guys think about the pixelated facade treatment? To me, it works because there’s a consistency from Miller’s side of things. Okay. Secondly, it camouflages all the hairline crack or the fading of paint across time because if you to look into older buildings, it gets awful after some time. But here actually there are join lines between floors that inconsistency in the plastering work. Right? But after you put in a paint like this, you don’t notice it anymore. So it depends on whether you want more coordination work for painting or you want perfect glossy 100 mark kind of plaster work which is very hard to come by actually. So that’s the strategy that they use to cover up and it also adds a lot of texture to the skyline. If not, this is going to be one plain empty wall only. Not one, there are a few of them.

So, if you look into the neighbor, you can see that the sign of aging from the side profile here, right on the other facade that we just went lately. Also, you can see the wavy line. So, that kind of camouflages the imperfection of the massive wall actually. So, it's a strategy.

Moving on from the playground, there will be some machineries for exercise. Then there will be this landscape apron away from the main spaces and they added on a lot of sitting area. That's nice. Again, the consistency in floor textures around the edges. They can see the landscape treatments. Few reasons: one to create distance so kids won't go too close to the edge. Dangerous right? Second, it softens the structural elements such as these massive ones. You look at this right? These are massive. But with the landscape treatment, it softens it. It blurs out the edges actually.

>> We are now at the front part of the facility stack where is the water body area. Okay. And here we want to test out the noise level from the main road. Also, the visual that we get from the pool. So right in front you will have the lagoon pool. This will be like a jacuzzi or play pool for kids. And I like the entire design language which is quite angular, organic forms. Right? So that really broke the monotonal scale that we have. Then you can see all the landscapes as well. All are softened in terms of the edges. That's very hard to come by actually; a lot more work and that is applied throughout all the landscape islands.

Okay. So that will be the jacuzzi pool in the center. So here, you will have the infinity edge of the pool. Right. In terms of visual, uh, I think at the edge you will look down, you will have the creek garden then the roads. Okay. But in terms of noise, there's this very faint constant noise. But I think it's the air con sound from the mall instead that is louder. Hm.

Well, there's a debate: do you want to put the pool here facing the main road or you want to put a pool behind facing the river? This helps you set this building further away from the main road. So, I think like that makes more sense. And it's designed in a cascading manner. So you can see levels after levels okay before you reach to the main pool and this will be what you see. So you can see a mountain here that is all green; still some neighboring buildings. And I do like the variation of tile colors across the levels. So again, is a consistent pixelated design language.

So far so good in terms of language design: hardscape transfer floor design structural elements paint specification. You can see this spray paint. Wow. But this one I don't understand what for? Hm. Is it supposed to be a children's playground? Because it's actually locked; actually, you can just go down. Is this a common area? But okay, if you were to dress it up, make it into a room which leads to more construction cost and that leads to more maintenance fees but people don't use it. No point also but you just leave it like that, empty; a bit wasted.

How one thing to also highlight the change in level are really gradual. So like here going up the toilets right, the washrooms actually this is a height difference that includes going down to the drain as well. So there's actually a change in height level but they just gradually slope everything. Very nice. A little bit more tedious to do but I'm glad they did it.

Moving on. We are now in the binton court. The ceiling height is 6.5 m. I think it's sufficient unless you like pro. So that one I cut out. Then in terms of lighting, they actually use the down light instead of the side lighting. But I think they are gentle enough. So still can.

Okay. And this one is not timber actually. This is the resin kind of flooring which is proper C flooring. But I just don't understand why they want to make it into a timber texture. And in total, there will be two of them based on bookings.

So, this is where you can host your friends to New Year Eve's party, Christmas Eve party, whatever party you can. This is very similar to their previous project of Millers. The language is almost similar. Car machine, a kitchen space with microwave. So you can have caterers here. Then you want to heat up also can. Then this will be the pool table dart machine. And now we are in the children's play area. You can see the fittings is very very fun. You have a cute little table for them. And this is position right outside the playground actually. So when they are too sweaty, too hot, they can just come in to enjoy the air con a little bit. Okay. So this will be the reading corner and you can already imagine they just hide around. So if you have friends and families around here in the same block all hanging out together, right? The living lifestyle extends beyond the unit. For example, like the community area just now, the play area, such area for library, right? All these are communal areas for interaction. So you merely need the unit for very personal reasons only. So we just came out from the gym. A lot of people actually on a weekday you know pretty young are the users here and the the equipments are furnished by intensa. There will be like six treadmills, two sky walkers, quite a few bikes there will be a roller combo with a skier that's nice, a free weights machine all those kind of standard but the deco makes it feel like a club so the music blasting and all nice and they did not extend all the way. So to really save on the air con load and this allows cross ventilation to happen. So on the top then will be the transfer slab already. That's why all the columns are in the right locations. That's good. And just to highlight the gradient of flooring, right? You see the tong samba when you put right is actually slanted. Tong samba shouldn't put that or is this a weird design problem because this is to prevent water to actually go into the spaces. So there will be a slight slope into the areas. Hm, interesting, huh? And now we are on the rooftop facilities. Uh again, I really enjoy the consistency for this project. Here you will have the sky garden. One of it will be the edible garden. And now we are standing across the barbecue pit. They will be differentiated into halal and non- halal. And it's kind of cool when you put the gardens next to your barbecue pit. So when you are eating or when you're grilling whatever food you are eating right, you know the source of your food and this will be the view that you get. So that will be harmony. There will be OUG. This will be the river. You can see a lot of land available. And I got to say, I really like the canopy. Although it's not fully 100%, but that's the outdoor feel that you want your users to experience because it's always a debate. Do you want a fully enclosed air con sky facility or you want an open air one? It depends on the weather. If the weather is very nice, then it's very enjoyable. If not, that's going to be pretty suffering when rain too hot. Then in the center here, this will be the rooftop of the void that you find from the floor downstairs. And they kind of set a safari roof. So it means air can go through but yet rain water are minimized from penetrating in. Okay. So this is currently one of the best practice because did you know you cannot enclose this space actually, a lot of buildings are actually enclosing it which is not right. This is the proper way to do it actually. And throughout the space you will find a lot of such groove lines a lot including the facility deck, including all the common areas, a lot.

So not one space are actually neglected like you see spray paint; spray paint roof lines to continue the language, right then you will have table walls at the age consistent with the organic lines and they continue with the curves again but again my only argument is the depth of the drain a bit deep but maybe that's the calculation of the engineer. Okay, now we are at the residential floor and the leaf lobby feels very spacious. This is 2.94 and this is 2.6. You can see you have both ceiling lighting to decorate it. That’s why it looks pretty attractive. And it’s also very bright because almost the entire side panels are all windows. This will be the view that you get. And immediately we can see an empty land right in front. Everybody must be eyeing on it. Anyway, just to highlight something as well, you look into the panel here, right? This curve is applied across the entire facade. Again, the design treatment just to soften the edge of the very harsh angular lines of the building. And in one floor there will be 10 units spread across a double loaded corridor sharing four leaves, three passenger leaf, one service lift and the leaf lobby is uh separated to the corridor by this fire door and it’s actually chained like this. So on a normal time like this, there's no extra tabbing of your security card just to go out. It's no hurdle to go back to your unit because if you’re a parent before, one hand hold your toddler, one hand hold your back, right? Not enough hand to open the doors and these will only collapse means it will let go during fire alarm. So the fire door will do its job. However, I prefer those that is folded and kept in a proper placement. So I think that will be more pleasant looking. But this also works fine. Okay. Again, no drop in levels at all. I like it. Okay. So, the corridor is 2.64 m and the height is 1.76 m. You have a plaster ceiling. So, it’s very very tidy. Right. Lighting sensors all are done up. This will be the void area. So, this will be the bathrooms most likely. And for the air con latch, they actually put out the safety bar. Awesome practice. Then at the edge, this is a new treatment. Actually, they are concealing the host real. Wow. They have a special compartment just for the host. Wow. This is very cool. And moving on, this will be the refuse area, I think. Yeah. So, this will be the refuse room. Let’s check it out. Okay. So there will be three tongs here. No drop. So kaka or abang will be easier their drop. Then ventilation and it's a dual door system. So there will be one door here, one door here because the concept might be this is being too exposed to the corridor. But if you add one more door here also a bit weird. Too many doors with three doors. But one thing to notice, all the unique doors are positioned pretty far away to an extent where visually you don’t even see them. And this grill design is something else. So decorated. Wow. Stepping into the foil. This is 900 mm. So after you put in is about 885 1.18 m opening here. Okay. Then there will be a small little corner here. You actually put in your cabinet. Half of it can be for shoes. Then you can just conceal the DV box here. The DB box put outside. Hm. Interesting. And this will be the entrance to the unit itself.

>>Okay. So this will be the type we’re going to check out today. Type B1 uh 1081 square ft² 4 + 1 room 2 bathroom. Okay. So when we come in straight from the unit at the site, this will be the kitchen area along to the yard. Then you will have an island here, dining space, living space and there will be two variation. One is with a balcony, another without. Going into the corridor, there will be one bedroom, two, three, four bedrooms all together. And you will have a small little nook here which is very underrated. You can actually use it for your storage space or do whatever you want with it. And you look into the facade language.

You have all these protruding elements which is somewhat going to be your sun shading device or privacy measure. So, so from window to window, the worst thing is you can actually just look through like that uh with that fin you will not so with a similar treatments right type B1 type B2 then will be like that where you can just extend outwards. So this suddenly becomes your buildup space and you will have a door to your air con latch. Okay. So that will be the main difference between type B2 and type B1. Clearance of the door is 970 mm. This is a fire rated door, 2.4 m high. Very nice. And it should be the exact condition of the unit that you receive during VP. Okay. So, these are all given already airon points and island and the fridge and the DJ all. So, let's first. So this will be your island and it directly also allows you to have this dual linear work space for your kitchen. After you put in the fridge here, here to here is about 2.06 m where you can fit in your hood and top. So this top is by Electrolux hood as well. And this will be the top and bottom cabinets. Soft closing. Very nice. And this will be the base. And it's actually top covered so it will be ease of cleaning. Backsplash you will have perspects and Schneider pluck points. In terms of width here is 1.87 m and it looks good because you will have a window here. So it doesn't feel as enclosed. What I will do personally like for my existing house so I will change this into a sliding door actually. So when this is a semi-transucent sliding door, then you will actually feel way more comfortable as we go into the yard space. So here this will be the location for your washer and dryer, water inlet, outlet, main water point, power point, and this will be the air coner location. Okay, so this will be airon ledge with the protection. Here you can see the lack of transparency when everybody just hangs out. And again, what I will do is I will just conceal this panel here all the way. I'll conceal that. Put a mechanical fan. I'll change this door into a translucent door, a sliding one. Then very nice, your yard. Then here within the island itself, you will have a microwave. And you still have a lot more storage areas. Okay. All these are given very nice. So the wall width here is 3.45 m and the ceiling height here right is 2.88 m. So you don't notice the 2.9 m sitting height because the width is incredible. Standard is 3 m 10 ft is 3.5 4. And if you hear, there will be a lot of renovation noise right now, which is always a good sign. It means people are moving in, right? Because this one just got handed over not too long ago.

In terms of pricing for this leaseole property, it's a very mixed signal because I think some uh agents unit where they kind of get incentive for it. So when they let go, right, the price is actually way lower than usual. But we can see for this particular unit some are 600,000 some are 700,000 but the common one is about 585,000. You can see a few listing on property guru itself. You can go check it out. But if you fully furnish it the monthly rental is about 3,3 to 3,5 for this four bedroom unit which is very sensible. So let's say if you buy at 600,000 right the money is about 3,000. So if you get 3,5 in terms of flooring we are giving 600 by 600 mm tiles. Uh moving wise needs some work because of uneven just by the naked eye. Okay. Anyway, there be three window panels at the edge. This is the design without the balcony which I personally enjoy more. And in terms of your glazing there is slight tint. There's a slight tint to reduce the glare and heat from the sunlight. That's nice. And this will be the extra feature to access the air latch side. So in comparison to tower A, which is the one closer to the highway, we are now in tower B, the one closer to the reverse side. And from the window, do we hear car sound? Yes. Is it as intensive compared to the facility deck? Of course not. Right.

I just want to highlight the level of convenience that you get from a pedestrian experience. You can just walk down next to you. You will have all the commercial area. Right opposite you will have the pearl hotel and commercial area. Then next to it you have more commercial area. If you don't want to cross the main road, then you can actually just walk towards Meas and maybe we should do that later. Down.

Anyway, this will be the living space. This will be the dining area. Actually, very big island space. Going in, this will be the corridor connecting all the main spaces. The width here of the corridor is about 992 mm. It's about 2.4 m high. And the main problem for a four-bedroom unit for a condo which is always inclined to one side right. Um you will have experience of such where you will have a door-door kind of experience. Next to this first bedroom, this will be the small little note that I mentioned just now. So this is a very underrated space because just imagine if you have four bedrooms right how many people will be living within three at least? Where would they put their bags, luggage bags, golf bag, whatever things that you need, right? So, I'm glad that this layout itself there will be a proper shield cabinet, a proper storage area. So, for this room here, this is 2.3 m and the width here is about 2.5. You will have one window connected to the air con latch. So, that's okay. And you can see that air con points are provided. That we need to just install the lower unit. And in terms of plug points, one, two, for those small bedroom, we still provide two. The height of the plug points are also awesome. Very inclusive.

And just going over right, this is the main difference between a unit that has access to facade versus no facade. But in terms of space, this is also bigger. So the width is 2.65 by 2.95. And the windows are also bigger. So if you want to rent out room by room, this room you can charge more. Neon points are all provided already. And just be informed that you will have a box up within the window corner here.

Okay. For utilities purposes, this room is 2.89 x 3.4. This will be the biggest non-master room. Windows size also biggest. But I don't understand the logic of having three very different rooms. Usually we will design these two rooms to be a little bit more consistent, right? But this one a little bit more different as the window size bigger, width bigger, quality of space really based on room by room and all of them will be sharing this common bathroom here. So here you will have full height wall tiles with a frosted window for privacy. No shower screen for your shower area. Then this will be the compartment to put in your shampoo. Toilet roll holder, BJ WC and basin by Ver.

And when you have let's say all rooms occupied, you have three children sharing this house. Every time they use the bathroom, this door here is immediately next to your door, which is the entrance into your master bedroom. So, this will be your main area. This will be the on-suite bathroom. Okay, let's check out the bathroom first.

W and basic first. You will have the vanity top and the mirror as well. Full height toilet towels. The only difference will be the shower screen. If you want to open the shower screen, it looks different already. Okay, very nice. So, the width here is 3.3 m and the length is 4.1 m. I pretty confident the king size, you still have a lot of space and sight. This will be the location for your wardrobe because it's 4 m in depth. And this wall you have in your TV. And every unit comes with uh two, one in the master bay area, another one will be in the living area.

And in terms of build quality, nothing much to pick on, but the crowing of the house. So the groove lines in between the tiles is just not as consistent. But consider defect, that one not really. And now let's do a traffic noise check because no more renovation sound. So before we close the window, quite a lot of difference. H very good.

And now, we are in the highest floor of the car park. That’s why you will have the very amazing ceiling height. Again, for their common areas, I really like their brand new principle of not having any drop at all in terms of floor levels. So everything is rammed, but it's still very tough to avoid such design because this is the grid lines, right? And when the architects work within the grid lines next to your grid immediately is the road. So you will have designs like this where once you open the door straight away it’s the road and my concern is always the children portion of it. If one of these could be glass door then it will be way better. That's just my opinion.

Then in terms of flooring, you will have cement screenings. You will have epoxy paint for your pedestrian walkway and your lines. Then the will be the louvers to kind of reduce sun into the space and this will be Miller’s side the river side already and I don’t know what is going on behind—I think just material storage temporarily so one of the biggest uncertainties when will this be developed, when will this be developed, and when will that be developed. Another thing to notice also will be the age behind. Technically, there should be a reserve land here. So, this is under JPS, but along the river side there is always a lot of uh illegal housing because close to water and it’s kind of no man’s land, no governance on it. So, I don’t know what’s the opinion of the residents regarding such structures because now you can really see people walking in, people actually live inside. Will it be a security concern? I don’t know.

All right. To me, maybe it might. And we have also checked out the design treatments for Bloomsville. They dress up the back portion which is the river bank itself. So that adds a lot more value to the project, but it’s a commercial project where you have retail downstairs. So it makes sense commercially. So here is a residential project. So it doesn’t really make sense to make it up nice, right? So it becomes public area.

H. Yeah. So those are the very mixed feelings that I’m having right now. And I guess that’s all for the building. Now is to test the walking distance over to Milas next door. Let's go and try. Okay. So now coming out. We are walking. Now it’s about 10:00 p.m. You can see cars are pretty fast. But in terms of pedestrian walkway, I think it’s wide but just not covering all places because you will have existing factory lots like this one. But in terms of uh walking experience, it’s not one straight road and we will also pass by a few shops here and there where at night, right, the side parking here is terrible because everybody just park and eat here, right? Yeah.

So if you are staying in Divos, you can actually just walk over. So that’s pretty cool. And in about 5 minutes time, you will reach Milas already. Tada. 5 minutes.

Okay. And guys, that’s all for today. It's now time for Sean’s steak tree on tree. The first thing I like, of course, the address itself. So next to Old Clang Road it connects you to main addresses like Jal Tamand Desa Kayama Puchong K City Center Bangsa South also to several main highways. So because of that a lot of people still like this location although the traffic is terrible almost all of the time.

Then from a convenience point of view, because the surrounding is actually very matured as we just spoke about all the addresses in terms of amenities like schools malls places to makan min shopping malls access to Unity and things like that it’s very very complete. That is why a lot of people still don’t mind living here but maybe just not for the very longest term which is the point that we’ll discuss later.

Then from this particular plot, this location of DVO within walking distance you can actually access to Millers. It's about 5 to 10 minutes walk depends how fast you walk. Then right opposite you will have Pearl commercial area.

In terms of infrastructure access, there's a traffic light so it's actually quite safe for pedestrian. It can get kind of scary if you don't want to cross the road. Then next door you also have commercial area which is the public bank area. That’s pedestrian bridge for you to walk over across as well. But just that from a normal pedestrian experience is not as great. Okay. And that's because of the typology of the location, not so much about this particular project.

Next to you, you will have all the furniture lots. Then you will have old factories, you will have brand new buildings, public buildings, school, old buildings, upper upper pun, which then leads to the second point that I like in terms of architectural treatment from a micro site location wise. Back then when we were at the show gallery, the main concern was how does this building respond to Old Clang Road and the river. That’s the two main concerns, right? Also with the surrounding that is so busy, so complicated. And from the scale model and drawing back then you will have this creek park, then the commercial area, then the swimming pool which is the facility deck using all that as buffer to the building itself.

And the building also is divided into tower A and tower B. Even at tower B we still get glimpse of noises from traffic but after you close all the window is all good. That’s why if you were to pick units, I think the cheapest one will be at tower A facing the road itself. Personally, I think the address of the concern using design for the road, I think it's sorted out in terms of the busy circulation because you don’t want a project that is directly into Oakland Road. It will be very havoc. But here you get like a transition road, like a secondary road to allow an internal turn that really ease out the entire traffic condition in this project.

And too bad they kind of shut down the U-turn directly from Pearl Point because I think that’s too short of a distance. You’ll create more traffic jam. Not safe at all. So I like that they just push the U-turn way back to the police station. Let you U-turn back here. If you’re coming from KL's direction, too bad, but for safety reasons.

Then from the lobby itself, you go in is very, very grand. Going up to the leaf and you reach the floor plate. I like that every unit’s door is set visually away from other doors. I don’t know if this is the design intent or not, but when you stand at your door itself, you can't really see any other units’ door. So, when you have 10 units all together, right, you don’t really see a lot of doors actually. And they are so detailed, so meticulous about the design treatments to an extent where from the drop off to the unit itself, there won’t be any drop in transition of spaces. So that’s great.

Back then when we were visiting their project like you still have drop because it's a very common thing. So now the only drop that I see is actually the drains and because of the drainage being so deep that it becomes so obvious because everywhere else are just slopes and gradients. Which leads to this point that I like and admire about this development team. We have documented their earlier works from expressions to twin arcs, and comparing them to the work of today, right? Especially this one. You can see that active retention of great design and the streams of common areas such as the games room is pretty much copy and paste because it works. Why change, right? Then you will have the swimming pool design. You will have the gym. Then what was lacking back then was the software also the softer touch of things. So now you can look into the landscape of this. This one is way more intense in terms of landscape treatments compared to the earlier works which is great.

Then now you will have Bila Mat. So whenever the unit is just handed over, in terms of sudden convenience is sorted out.

Then for other projects with short-term stay you will have the mana mana services. It's all together in one sustainable model. And this particular project here also demonstrated the execution ability. This was handed over ahead of time and it was somewhat also affected and caught during the lockdown period but it didn't affect them at all. And they are a team where we all know are developing a lot of different projects across Malaysia at the same time. No issue also. So it really demonstrates their execution ability.

However, for the three things I don't like from a design point of view, let's go design first, right? I am pretty concerned about the river bank treatments which is ignored currently. So, there's like some material storage area behind where there's actually people passing through the development just to go behind. I know that's the reserve land which is the buffer from the river. If we look into Bloomsville's example, they dressed up the back area. Even the river bank, they cleared up all the debris. But here, because this is a residential project, so it wouldn't make sense to decorate too nice. Okay, so personally, if I buy block B looking outwards, it's pretty weird, right? It's actually pretty weird. Then from the entrance itself in terms of car getting up to the elevated car park is pretty much there. If you take grab to the drop off, the experience is nice. It's very pleasant. But from a pedestrian walking in, not very nice because if you come in from the security guard, you need to walk past the loading bay, you walk into a zigzaggy, then you got a lot of cars, a lot of people screaming around here and there. Then with the visited cara at the ground floor the pedestrian experience I think not very good. This is also pretty much the feeling that I got when we visited that project in padana called the queens. The overall design pretty much similar where you have a grand lobby. The leaf is amazing. The floor layout is amazing but just that the pedestrian experience getting into the unit. But again this one is also biased because not many people walk into your house. Right. So that's one of the comments.

Then as mentioned in the facility deck, the drains depth maybe is a little bit too high. The main challenge for this den will be the floor levelings because if you look into the facility deck, enclosed areas are actually located a bit higher because what you don't want is water flowing inside or during rain. But usually with a step now everything is gradient. So you will have weird corners and examples where the tong sambar if you put on a gradient is also slanted one side. And it's very challenging to coordinate everything. Now left the drain especially at the kids play area. When kids run around they won't look at where they step one. So when they run to the ages right one trip gone. That's the only thing that I notice if I to really pick on it.

Then for the unit layout this is one of the main issue for a four bedroomed room unit. I think we mentioned about this also during the show unit visit, right? You have four bedrooms plus one bathroom on one side only of the unit.

So the corridor space will not feel as overwhelming but this makes sense only from a floor layout point of view because now you can squeeze in 10 units per floor, if not if you have the butterfly kind of layout where you have units on both sides then maybe it will affect the number of units already and also we spoke about this, the common toilets door very close to the master bedroom. So imagine three bedrooms or three users right every morning using that bathroom all the time. W the dawn non-stop one doom doom doom doom doom doom doom doom. The second concern I have will be again still if you are not familiar with Oaklang Road, you will not like it here, like just by sitting next to we are in the creek park and whatever you see in the background is natural right but you can still feel the intensity of the traffic and there's no time actually so just now from 11 until now like 3:00 right, still as busy it only gets worse. The only time is not busy maybe midnight only but for locals you kind of get used to it and it's part of the character here then they live with it but if you are new to this you didn't originate from this location right, it's horrible right traffic light everywhere road so wide also cannot move, then you need to swirl around because some turn right some go straight. Yo yeah, part of the character that one if you like it or you don't know but at least the development address the inlet and outlet and the transition swirling in back to the traffic instead are directly in and out. So even if you have a traffic jam or people trying to get into the building, right, it will not affect the main road. So in terms of safety, just by going into the building, right, you won't worry that people behind will hit you. And the last concern I have, which is everybody's concern for Old Clang Road, the amount of supply here is crazy. Okay, so you have we just recently visited Harmony, which is the one at the end. Then we can still steal a few more being completed but personally I think based on the sales progress, sales performance, we can still push because there's still a lot of empty lands available if you pay attention and when people say it's very high in height right only within this main road itself remaining in Tamand desa Clang Road, tamman ya o u right all are landed actually only closer to main roads they all go in highrise because land price It's not cheap really. So I'm not surprised there will be more new buildings that are coming in. Therefore, if you are buying this from an investment or own state point of view, please do take note of that. Very easily as we speak now, currently the day of recording, right? As I know there will be like four projects that's coming up right now within this stretch itself. Four new projects and all their sales progress all very good. Some might find it very surprising but stats don't lie, right? And I guess that's all for today. That’s why rapid. So, the construction work was so rapid. This one was handed over ahead of schedule. So, that’s very rare in today’s context. But personally, I’m just a fan of their architectural treatments as always. Their design treatments has always been very tasteful from a facade point of view. You have the wing protruding out from the windows to kind of avoid privacy. Also highlights the lines and grooves of the architecture. Then you have all this curve from a heartscape organic point of view. Huge fan.

Technically, you don’t have to do so much to a certain level. I think they kind of overdone it over the design technically to me. I will just hand over whatever. And I guess that’s all for today.
